Staff reported the subject property is a 1,276-square-foot single-family home on a 4,800-square-foot interior lot; the adjacent historic resource, constructed in 1935, is within the immediate property line to the east. Staff said the proposed siding, new porch, relocated chimney and modest garage-height increase would be visible but would not adversely affect the historic resource’s character or integrity and therefore had no recommended design changes.
"Staff has found the proposed improvements enhance the building's character without impacting the historical structure," the presenting staff member stated, and recommended the DRC forward the project to the planning commission for development-permit review because the addition exceeds the 500-square-foot threshold adjacent to a historic resource.
Commissioners asked technical questions about the siding wrap, chimney finish (brick veneer option), material boards, and stair/landing locations; staff provided clarifications. No formal denial or approval vote was recorded at the DRC hearing — staff’s recommendation was to move the matter forward to planning commission review.
