Council approves detailed site plan and front-yard fencing for industrial property in PD-22

The Farmers Branch City Council unanimously approved Ordinance 3990 on March 17 to authorize a detailed site plan and zoning amendment allowing fencing within the front yard of a 2.1-acre parcel at 13710 Hunt Drive in Planned Development (PD) District 22.
In a staff presentation, Brian Campbell of the planning department described the applicant, Tubsing, as an office/warehouse operator that distributes equipment tied to data centers and power systems and said the fencing is intended to enhance site security while preserving customer and visitor parking. Campbell said the fence will measure 8 feet by 471 feet with two gates measuring 8 by 30 feet and that additional landscaping is proposed along the fence perimeter to provide screening. He told council the proposal aligns with recommended industrial land uses in the Farmers Branch 2045 plan and that the Planning & Zoning Commission had unanimously recommended approval; staff also reported two letters of support.
Greg Boss, the applicant representative, clarified that the fence would enclose a corner of the site and would not block the buildings front customer parking. Council members asked clarifying questions about location, screening and consistency with zoning standards; no members opposed.
The council closed the public hearing, made the motion to approve Ordinance 3990 and recorded a unanimous vote.
