The City of Henderson Planning Commission handled a slate of zoning, subdivision and sign-plan items after concluding a lengthy public hearing on Trineer Drive.
Key outcomes (motions and commission votes taken on 2025-09-11):
- Item 12 (VAC2025107246): Vacation of a nonexclusive utility easement northeast of Lake Las Vegas Parkway and Highland Shores Drive. Motion for approval carried.
- Item 13 (CPA2025016801; ZZA2086; TMA 4501687): Land-use amendment, rezone and 35-lot single-family subdivision north of Sunset Shores Lane. Commission approved the applications subject to findings and conditions.
- Item 14 (MSP2025-17270): Bruner Marketplace master site plan with sign-related modifications (Bruner Ave & Raiders Way). Approved with conditions.
- Item 16 (CUP2025-17245): Conditional use permit to relocate a smoke and tobacco/vape shop within the same retail center (1999 W. Sunset). Approved.
- Item 18 (WOS02/7291; DRA02/17292): Gibson Commerce Center waivers and design review for an office-warehouse at Gibson and Sunset. Approved.
- Item 19: Waiver to increase a masonry retaining wall from 6 to 8 feet in the Lake Las Vegas area (Pulte). Approved.
- Items 20 and 21 (MSP requests for Circle K on Boulder Highway): Two master sign-plan requests to increase monument-sign height and area were denied after discussion of redevelopment standards and sign visibility concerns.
- Item 22 (CPA202501731; CZA20250170): Rezone and land-use change for the former Fire Station 81 site at College & Horizon Drive (city-initiated) to community commercial; approved and to be heard at City Council on Oct. 7.
Most approvals were "subject to findings of fact, conditions and modifications" stated in staff reports. Several contested sign-plan requests along Boulder Highway prompted a wider discussion about redevelopment-area sign standards and a cited NRS reference about visibility of price changers for gas stations; the commission concluded the proposed monument sign modifications were excessive for the redevelopment context and denied both master sign-plan requests.
The meeting then closed with no additional public comment and the chair adjourned.
