FPRA delays decision on reverter for 612 North 25th Street, asks developer to appear

The Fort Pierce Redevelopment Agency on Nov. 12 voted unanimously to continue consideration of Resolution 24-05, which would authorize reversion of the property at 612 North 25th Street, and asked the property’s developer or a representative to appear at the next meeting with an update.
FPRA staff described two options: execute the resolution to re-enter and retake the property for failure to meet contract requirements, or approve a First Amendment that would extend the developer’s timeline. "This is a request to extend the deadline to perform the work on this property at 612 North 25th Street," Miss Cox said, and she said the extension being requested would add about 120 days to allow the developer to initiate site planning.
A staff member told the board that under the existing contract the developer had a specific timeframe to apply for building permits — 180 days to apply — and that he did not apply within that period. Commissioners asked whether the developer had at least started the site-planning or permitting process; staff said he had not submitted applications but has now retained a site-plan designer and expects to initiate the process.
Commissioner Gaines moved to postpone action until the next FPRA meeting and to invite the developer or a spokesman to appear with details of progress. "I would rather ask him to come before us at our next meeting...and at least give him 30 days to get something in hand to come in for us to show us what he's doing," Gaines said.
The board seconded the motion, discussed procedural implications and voted by roll call to delay any reversion while the matter is readdressed at the next meeting. Staff noted that if the developer does not appear or provide sufficient progress, the board could revisit authorization of the reverter or consider further extensions at that time.
No reversion was executed at the meeting; the item will return at the next scheduled FPRA meeting with any materials or explanations the developer provides.
