The commission approved a major site plan for Redhawk Rebar's new manufacturing facility at 4201 Bandy Boulevard on Dec. 1, accepting staff's recommendation and three planning conditions from the planning board.
Senior planner Carrie Driver outlined the site plan: approximately 2.92 acres, a 24,534-square-foot two-level building, 35-foot building height, and 41 parking spaces (39 regular, two ADA). Driver said the planning board recommended approval and listed three conditions, including a landscape maintenance agreement and a five-foot sidewalk along Bandy Boulevard prior to certificate of occupancy.
The applicant's engineer, Tom DeGrace, clarified the proposed operation is fabrication (bending and cutting rebar) and not metal smelting or primary metal processing; he said water and sewer hookups are available through FPUA and that an oil-water separator for parking-lot drainage will be included in site design. Commissioners asked follow-up questions on onsite processes, wastewater controls and permitting and were satisfied with staff and applicant responses before voting to approve with conditions.
What happens next: The applicant must obtain required agency permits, finalize detailed engineering and execute the landscape maintenance agreement and sidewalk work prior to receiving a certificate of occupancy.
