The applicants said they have 46 nearby residentssigning a petition in support and emphasized limited hours and embedded machines to minimize neighborhood impacts.
Staff supported restaurant and golf-simulator use but opposed the original request for restricted gaming, saying the proposed tenant space would function similarly to a tavern and the master-plan standards limited such uses. Commissioners discussed options and directed a modification: instead of a categorical prohibition, commissioners recommended allowing up to five restricted gaming machines that must be embedded in the bar countertop and operate under the standard restrictions for restricted gaming in the CN zone.
A resident spoke in favor, saying embedded machines would increase the business's viability; no substantial opposition was recorded during the hearing. The motion as amended passed on the floor, and the recommendation will be forwarded to City Council for final action on Sept. 2.
What happens next: The Planning Commissionrecommendation (including the revised condition permitting up to five embedded restricted gaming machines) will go to City Council for final review and action on Sept. 2. If council approves, the project will move to building permit and operational permitting stages.
