The Baldwin County Commission approved case Z2604 to rezone approximately 20 acres north of U.S. Highway 98 to M2 (industrial) to formalize existing salvage-yard operations and permit construction of a larger warehouse.
Staff said the parcel contains existing warehouse buildings and outdoor storage and that rezoning to M2 would bring the site into conformance with its current industrial use, though the request was not consistent with the future land-use map. Eugene Labredo, a nearby farmer, objected on environmental grounds, saying the site includes critical wetlands that are headwaters of Soldiers Creek.
Jeremy Brown, speaking for Brown Helicopter (the property owner), said the company has worked with county staff and submitted civil drawings, and that the proposed 50,000‑sq‑ft warehouse would allow inventory to be moved indoors, which the company said would improve the site's appearance and compliance. Civil engineer David Fitzpatrick said the site-plan submission includes landscape buffers, stormwater controls and other measures to bring the property into conformance with M2 zoning.
A commissioner moved to approve the rezoning to M2 to align zoning with the property's current and intended use; the motion passed on a voice vote.
Staff noted that site-plan review and required permits remain necessary for construction and that the rezoning is the first step toward formalizing the warehouse project.
