Board opts to let six short‑term rentals continue while ordering compliance follow-up

Planning staff told the Board of Supervisors that a February compliance review found multiple short-term rental listings still advertising on platforms like Airbnb and VRBO and that several listings were out of compliance with their special use permit conditions. "In light of this information, staff recommends now that the board take no action on all properties and allow the short term rental use to continue subject to the conditions described in their respective special use permits," the presenter said.

Staff reported 19 active listings in advertising and said roughly 14 listings were out of compliance in one way or another (advertising more rooms than permitted or missing filings). The staff member said the commission of revenues is coordinating to match platform remittances with owner filings and that compliance letters will be issued to properties that remain out of compliance.

Board members discussed setting a regular cadence for future compliance reviews—one board member suggested a year to 18 months—and another noted enforcement sweeps identify only a few repeatedly noncompliant properties. The board voted to close the public hearing, allow the six properties named in the staff packet to continue under their SUP conditions for now, and directed staff to issue letters and report back with a broader compliance update on a periodic basis.
