Columbus council approves Keys redevelopment plan for 18 townhomes using TIF support

The Columbus City Council on March 16 adopted resolution R26Dash44 to approve a redevelopment plan for Keys/Keith Development LLC to construct approximately 18 single-family attached townhomes southeast of 15th Street and 45th Avenue.
Attorney Andrew Willis, representing the applicant, told the council the project’s estimated total cost is about $7,400,000, including land acquisition, site development and infrastructure. Willis said the developer requested tax-increment financing (TIF) of about $918,800 to support approximately $1.1 million of identified eligible uses, lowering construction costs by about $50,000 per unit and targeting an appraisal value near $359,000 per unit. “That’s how we make this more affordable,” Willis said.
The planning commission recommended approval. The council closed the public hearing without public opposition, then moved and adopted the resolution. Council members did not request further changes; staff said a preliminary plat will follow on a later agenda and that the project would likely be built in two phases over the next two years.
Next steps include the filing of the preliminary plat and subsequent permitting and infrastructure work before construction begins.
