Tyler Gross of North Design Solutions presented amendments to the Tennessee National master plan that update multiple pods (including Pod 22) and add detail to the marina and amphitheater district, including planned access gates and a secured Marina District with public access to the amphitheater and restaurant areas. “What we have for you today is a master plan amendment for Tennessee National,” Gross said, outlining specific pod changes and noting Pod 22 will contain 114 lots in the revised layout.
Commissioners asked questions about lot counts, access gates and the additional driveway/finish-floor slope issues that have required variances at earlier stages; staff and the applicant said they plan to show finish-floor elevations and note any lots requiring variances on the preliminary plat to avoid surprise conditions for homebuyers. The commission moved and seconded a recommendation to council; roll-call voting recorded unanimous support for the amendment.
Next steps: staff will forward the recommendation and the applicant plans to submit the preliminary plat for Pod 22 and other pods within the next several weeks.
