Land Use Board recommends rezoning of 10.848‑acre Pageland Highway parcel to light industrial

At its March 17 meeting the Union County Land Use Board recommended approval of a straight rezoning petition, RZ2026‑RZ‑004, to change a 10.848‑acre parcel (tax parcel 04036007) on Pageland Highway from Highway Corridor (with conditions) to Light Industrial.

Staff said the parcel is located within an employment corridor identified in the county’s comprehensive plan but noted that public water and sewer are not available at the site, a factor that could limit certain industrial uses. The staff report listed potential negatives, including increased traffic and the possibility of industrial uses near existing rural residential areas, and positives, including plan consistency, parcel size appropriate for employment uses and adjacency to other light‑industrial zoning.

Applicant Tommy McAllister, identified as the owner of Winding Creek LLC, said the property historically had heavier industrial zoning and that reverting to light industrial would make the parcel consistent with surrounding properties and more marketable to prospective buyers. ‘‘We talked about it and everything around is light industrial, so I said, let’s just be light industrial,’’ the applicant said.

A board member moved to recommend approval and to adopt the advisory consistency and reasonableness statement; the board approved the motion and noted the county commissioners will make the final decision. The staff packet and presentation will be included in the administrative record forwarded to the Board of County Commissioners.
