PCBOA rounds up March 23 variance actions: one tabled, two approved

The Hubbard County Planning Commission Board of Adjustment acted on multiple variance applications at its March 23 meeting.
Bethany Bridal Camp (variance application 4-V-26): Applicant Karen Weller Eichens requested a variance to replace a damaged nonconforming cook’s cabin and asked to amend the application to relocate the structure and add a 4-by-10-foot exterior storage area while keeping the occupied 10-by-16-foot footprint unchanged. Veronica moved to table the application to allow the applicant to amend the notice and plans; Larry seconded and the board voted unanimously to table the item. Environmental Services will issue revised notice and guidance on the submittal.
Mary Lou Good Trust (variance application 5-V-26): Jeff Good requested a variance to perform structural repairs (replace decayed beams and joists, install steel beams and adjustable jacks) on a nonconforming dwelling in the shore impact zone without changing the building’s exterior footprint. Larry moved to approve and adopt staff findings; Mike seconded and the board voted unanimously to approve. The applicant will receive a follow-up letter from Environmental Services describing next steps.
****** Family LP (variance application 6-V-26): Diane Backer and Bruce ****** said they inherited a lakeshore parcel recorded in 1968 with 93.3 feet of shoreline and substantial depth (~600 feet) and requested variances to create a riparian lot that does not meet the ordinance’s 150-foot minimum lake-front width. Veronica and staff noted the lot’s buildable area likely offsets the narrow shoreline width; Larry moved to approve and adopt staff findings, Mike seconded, and the board voted aye. The variance was approved; permits for development would still be subject to setback and septic requirements under county code.
The board also approved the Feb. 23, 2026 meeting minutes and received an Environmental Services briefing on the April agenda. The PCBOA adjourned following the actions.
