Commission denies Jonesboro Road rezoning and CDP amendment after neighbors object to density and plan changes

The Planning Commission voted to deny case Z26‑005 and the associated CDP26‑002 (3665 Jonesboro Road) after extensive public opposition and staff recommendation of denial.
Staff explained the application sought rezoning from AG‑1 to CUP and an amendment to the future land use to permit a 41‑unit detached single‑family community (2.96 units per acre). Applicant Michelle McCauley said the team had reduced impacts since the prior hearing — adding ranch‑style units, two amenities and enhanced buffering — and argued the plan responded to community and council feedback.
Public commenters including Michael Venable and Alvin Reynolds urged the commission to preserve the comprehensive plan and not alter policies to fit private development, raising concerns about density, setbacks, precedent and traffic. Commissioners asked about lot sizes, roadside access, garage counts and amenity placement; staff reiterated that the proposed density was not compatible with the adopted future land use designation.
After discussion the commission approved staff’s findings of fact and then voted (roll call) to deny Z26‑005 and to deny CDP26‑002; both items will be on the City Council docket for April 15.
