Cheatham County commissioners on March 16 approved an amendment to the county zoning resolution that increases the minimum lot size for the C‑5 Neighborhood Commercial Mixed Use District to one acre where public water is available, after public discussion about road widths and emergency access in existing high‑density C‑5 subdivisions.
"Currently it’s 20,000 square feet," a commissioner said during debate, noting that an acre is 43,560 square feet. After discussion about narrow roads and on‑street parking in several C‑5 developments, a motion to adopt the amendment passed on roll call with 11 yes votes and one absence.
The meeting also considered three advertised zoning items. Commissioners deferred Item 1 (Anthony Palladino’s request to rezone a parcel) to the April meeting at the applicant’s request. Item 2 — a request from Tracy Baker to rezone property at 7224 Old Clarksville Pike from agriculture to R‑2 for the purpose of creating one‑acre tracts — was approved after Baker explained her plans. "I put in for the rezone on 7224 Old Clarksville Pike. The intent that I have with the property is to divide it into one acre tracts approximately," Baker said.
Commissioners and members of the public pressed for clarity on utilities and septic. County staff said sewer is available nearby but the applicant still needed to coordinate with Pleasant View Utility District; septic remains a potential option.
