Plan Commission recommends auto repair special-use permit at 7309 Monticello Avenue

The Skokie Plan Commission voted to recommend approval of a special-use permit for an automotive repair facility at 7309 Monticello Avenue (case 2026-03P).
Jose, a village staff member presenting the case, said the petitioner proposes to operate as Lakeshore Motor Auto Repair with two service bays, four employees and five on-site parking spaces. Staff noted the code requires seven parking spaces for the proposed use and recommended approval with conditions because the limited street-front space constrains on-site parking and similar configurations are present on neighboring properties.
Staff recommended conditions that include: storing vehicles needing repairs only in legal parking spaces and prohibiting outdoor storage of vehicles for more than 10 days; limiting repairs inside the building except brief inspections and minor fluid changes; and prohibiting outside display or storage of parts or equipment. "Staff finds this request reasonable given the site constraints, particularly the limited space in front of the building," Jose said.
The petitioner, Tayyeb Shaikh, was sworn and identified himself as a business owner. In response to a commissioner question about hazardous-waste handling, he said the business would hire a vendor to collect used oil and other automotive wastes from the site.
A motion to recommend approval passed on a roll-call vote. The Plan Commission's recommendation will be forwarded to the Village Board, which must grant final approval for the special-use permit.
