The Adelanto Planning Commission on Aug. 20 approved Tentative Parcel Map 20976 to subdivide a 0.42-acre parcel south of Lee Avenue and Larkspur Road into two lots in a medium-density residential zone. Planner Chris Espinosa presented the proposal and told commissioners the subdivision meets development standards and is categorically exempt from CEQA under Class 15 (minor land divisions).
Chair Wagner moved to adopt Resolution P-25-14 and approve the tentative parcel map based on staff findings and the recommended conditions of approval. A commissioner seconded the motion and the chair called the question; no opposition was recorded on the public record and the motion carried.
The proposal does not include any immediate development on the newly created lots; staff noted that standard conditions and dedications will apply as the parcels move forward. The commission opened public comment and, with no callers or in-person speakers, closed the hearing before returning the item to the commission for motion and vote.
Planning staff said the subdivision meets minimum lot-size and development standards and that no variances were required. The resolution and map are subject to the findings and conditions listed in the planning staff report.
