Planning Commission approves two residential additions at Queens Court and Vikings Way

The Cerritos Planning Commission on April 1 voted 5-0 to approve two separate precise plans for additions to single-family homes at 18814 Queens Court and 18732 Vikings Way.

Associate planner Wyman Wong presented Precise Plan 2026-4 for 18814 Queens Court, describing a proposal that, per staff, would add a 740-square-foot first-floor addition and a new 1,843-square-foot second floor to an existing single-story home, with an attached 474-square-foot two-car garage. “Staff recommends the planning commission approve Precise Plan 2026-4, subject to the conditions of approval contained in the report,” Wong said.

Associate planner Mitre Anthony presented Precise Plan 2026-5 at 18732 Vikings Way, summarizing site plans, elevations and materials and telling the commission that the proposal meets setback and lot-coverage requirements; staff recommended approval. Anthony concluded, “Staff recommends that the planning commission approve Precise Plan 2026-5 subject to all the conditions of approval contained in this report.”

With no members of the public appearing to comment on either item, Vice Chair Javeri moved to approve each resolution (the motion on 2026-4 was seconded by Commissioner Al; the motion on 2026-5 was seconded by Commissioner Chowhan). Staff announced both motions passed 5-0.

The presenters noted that the projects are exempt from further environmental review per the staff report’s categorical-exemption determination. Staff also reminded the commission that appeals of commission decisions are handled by the City Council if an appeal is filed.

Chair Reyes congratulated the applicants following the votes. The approved actions will be reported in the usual post-meeting materials and can be appealed to the City Council according to the city’s appeal procedures.
