Mesa — The council approved a package of items (7a–7c) that add four acres to an already‑approved RV and boat storage development after planning staff explained the extension came from acquiring a small parcel from ADOT. An applicant representative described the change as adding space and improved landscaping along Thomas Road. One council member requested a continuance to allow neighborhood outreach because a nearby residential neighborhood did not exist at the original 2021 rezoning; the motion to continue was tied and failed, and the council then voted to approve the items.
Planning staff said the developer is restricting several uses in the amended development agreement (including restaurants with drive‑throughs and data centers) and is planting enhanced landscaping that exceeds code requirements along visible frontages. The closest residential neighborhood was described as about 1,300 feet from the site and staff said the amended plan improves the Thomas Road frontage compared with the earlier approval.
The council approved the rezoning, site plan and development agreement amendment and directed staff to continue coordination with the applicant and to ensure neighbors have access to project details.
