Adelanto planning commission approves parcel map to create four condominium lots

The Adelanto Planning Commission voted 5-0 to adopt the categorical exemption and approve tentative parcel map 21009, which combines two parcels totaling about 1.16 acres into a single parcel subdivided into four condominium lots in a manufacturing/industrial zone.

Planner Espinosa told the commission the proposal would divide the subject site on A Street (access from Raccoon Road) into one parcel with four condominium units and that “no development is proposed as a part of this project.” Espinosa said development approved under an earlier permit is ongoing and presented staff’s recommendation to adopt Resolution P2518 and approve the tentative parcel map subject to conditions of approval. Espinosa also stated the project is exempt from the California Environmental Quality Act (CEQA).

Chair Joe Wagner opened and closed the public hearing without any members of the public addressing the commission. Wagner moved to adopt the categorical exemption and approve tentative parcel map 21009; the motion was seconded and the commission voted in favor, recorded as passing 5-0.

The parcel is intended to be divided into condominium lots; Espinosa said the layout is similar to other condominium configurations the city has used for commercial operations. No construction or tenant build-out was proposed as part of this map application. The action was recorded as adoption of Resolution P2518 and approval of tentative parcel map 21009, subject to the stated conditions of approval.

The commission moved on to other business after the vote. The clerk noted the next administrative steps will follow the conditions attached to the approval.
