The Desert Hot Springs Planning Commission on July 8 approved Development Permit 25-6 for a Jade Group mixed-use commercial development on a vacant 4.3-acre parcel at Indian Canyon Drive and 20th Avenue.
Staff described the project as a four-story, 105-room Hampton Inn with indoor pool and guest amenities, a corporate Starbucks with drive-through, a full-service restaurant (tenant not yet finalized) and a retail building. Staff also briefed the commission on planned city and regional transportation improvements in the area, including undergrounding overhead lines on Indian Canyon Drive, an upcoming traffic signal at 19th Avenue, and longer-term road connections identified in the general plan to relieve truck traffic servicing nearby logistics centers.
Applicant Brian Patel said the project will be phased with the hotel first, then Starbucks and the restaurant; he confirmed Starbucks as a corporate tenant and said the project aims to attract logistics workers, pass-through travelers and leisure visitors. After questions and no public opposition, the commission moved to certify the CEQA Class 32 exemption and approve the development permit; the vote was unanimous.
