Planning commission approves three extension-of-time requests for local developments

The Wildomar Planning Commission unanimously approved extensions of time for the Camellia townhouse project (to Feb. 9, 2027), the Cherry Waite tentative tract map (to Feb. 1, 2029), and the Beyond Gas site (to Apr. 5, 2029). Staff said original conditions and mitigation remain in effect.
The Wildomar Planning Commission on Feb. 4, 2026 approved multiple extension-of-time (EOT) requests for local development projects, voting unanimously on separate resolutions that preserve original conditions and mitigation measures.
Staff presentations described each request and the reasons for delay. Planner Abdul Leshkar summarized the Camellia project (TTM 37156 / PP160070), noting prior approvals, a litigation stay that extended the expiration, and staff’s recommendation to adopt PC Resolution 2026-01 to grant a third and final EOT to Feb. 9, 2027. No public comments were received; the motion to approve was made and carried 4-0.
Leshkar also presented EOT #1 for the Cherry Waite tentative tract map (TTM 38525) at Cherry and Waite Street, a 2.37-acre subdivision into 10 single-family lots. Staff said sewer and water agency approvals had taken longer than expected; Leshkar described that as a common, valid justification. The commission approved the three-year extension to Feb. 1, 2029 (motion carries 4-0).
Assistant Planner Matt Kramer presented the first extension for the Beyond Gas conditional use permit and plot plan (22-0006) at Janna Lane and Clinton Keith Road (approx. 4.35 acres). The proposal includes a convenience store with a car wash, two drive-thrus and a two-story warehouse building. Staff found the proposal consistent with the MI zone and recommended approval of PC Resolution 2026-02 to extend the entitlement to Apr. 5, 2029. Commissioners expressed support and the extension passed by voice vote, 4-0.
For all three approvals staff emphasized that "all original conditions of approval and mitigation measures will remain in full force and effect." The motions were routine voice votes with recorded tallies of 4-0 in favor for each item.
