The Nevada City Planning Commission voted Aug. 1 to approve the demolition and renovation of a garage at 531 North Pine Street, finding the project exempt from CEQA and adopting the staff‑recommended findings under municipal code section 17.88.0.04.
Planning staff said the proposal removes dilapidated cedar shake siding and nonoriginal windows and doors on the garage’s sides and rear, retains the existing front garage door and will install new hardy plank siding and vinyl windows to match the primary residence. Staff representatives also said a tree removal permit had been issued for trees affected by the proposal.
David Bueller of Bueller Enterprises was identified by staff as the representative for property owner Melanie Nee Curtis. Commissioners asked whether replacement trim and new window details would match the house; the applicant confirmed the trim would match the existing house treatment.
Commissioner Amy moved to approve the demolition and architectural review per the staff report, including the CEQA exemption and the three findings required by the municipal code: that the current garage is beyond reasonable repair, that the proposed renovation is generally compatible with Nevada City style architecture, and that the renovation is compatible with the surrounding context. Chair Brown seconded the motion. By roll call the motion passed: Commissioner Nye — yes; Vice Chair — yes; Chair Brown — yes.
A liaison or staff‑level review was discussed as a possible administrative path should the owner later decide to replace the garage door; the commission left that determination to staff consistent with ordinary minor architectural review procedures.
The commission approved the permit subject to the conditions in the staff report and municipal code findings required for demolition in the historic district.
