Nevada City Council authorized a contract to produce a set of preapproved accessory dwelling unit (ADU) plan sets intended to streamline permitting and lower costs for homeowners.
Planning staff presented the item and said the city issued an RFP on June 7 and received nine submittals. "The consultant's final deliverables will consist of permit ready plan sets, including elevations, floor plans, mechanical HVAC layouts, fire‑sprinkler plans, solar plans, structural engineering, and Title 24 energy compliance calculations," planning staff said, describing the package the consultant will deliver.
Staff explained the plans are intended to meet the city’s objective design standards so the planning and building departments can approve certain ADU projects ministerially rather than sending them to the planning commission. Staff estimated that by using preapproved plans a homeowner may save roughly $10,000 in design and time costs; projects under 750 square feet would also avoid development impact fees.
Council moved and seconded the contract award, authorized the contingency and delegated execution to the city manager. No public comment was received on the item. The motion carried on roll call.
