The Avondale Planning Commission on Oct. 16 voted 4'0 to 0 to recommend approval of PL24-0227, a text amendment that adds specific time frames for the city's handling of residential rezoning requests.
Planning staff told the commission the amendment implements recent changes in state law (identified in the staff presentation as Senate Bill 1162) and adds a 30-day period for the city to determine whether a residential rezone application is complete and a 180-day period to bring a completed application to the City Council for action. Staff said the draft ordinance also incorporates the exceptions provided by state law and a mechanism for applicants to request an extension of those deadlines.
"Staff recommends approval of application PL24-0227 for the reasons outlined in the staff report," planning staff told the commission. Staff said public notification was completed; the single comment received asked that the city deny any new multifamily residential applications.
Chair White opened the public hearing and, with no speakers at the podium, closed it. Commissioner McBurney moved to recommend approval; Vice Chair Jewell seconded. The commission voted by roll call, and the motion passed unanimously, 4'0 to 0. The Planning Commission's recommendation will be forwarded to the Avondale City Council for final consideration.
