The Weed Planning Commission approved a modification to an existing conditional use permit that governs vehicle storage and operations at 132 North Wheat Boulevard, replacing a strict 10-day limit with a parking-space allotment recommended by the Weed Police Department.
Planning staff explained that the property, originally permitted in 1992 for an auto repair use, has generated repeated code-enforcement contacts as vehicles have remained on site for extended periods because of supply-chain delays and repair-time issues. Staff asked the commission to consider a modification that would make monitoring practicable by assigning a number of parking spaces per licensed business rather than enforcing a short time limit.
Ryan Coates, community service officer with the Weed Police Department, told the commission the department documented 39 incidents at the property between 2018 and 2024 involving public-nuisance complaints, RV living outside of designated parks, and theft or vandalism tied to long-term vehicle storage. "We've had 39 incidents created between 2018 to 2024 with issues containing violations of the property's conditional use permit," Coates said, and he recommended allotting 10 parking spaces per licensed business as a monitoring approach.
Commissioners discussed enforcement realities and agreed a space-based approach would be easier to monitor than repeated ten-day checks. A commissioner moved to approve the modification consistent with the Weed Police Department recommendation; the motion was seconded and approved by voice vote.
The commission's action changes the permit framework for the site to a parking-allocation model (10 spaces per licensed business) and directs staff to implement the permit amendment and enforcement approach. No dollar amounts were discussed. The public hearing record and staff report will remain the administrative record for the permit change.
