The Campbell Planning Commission voted to approve a site and architectural review permit for the Courtyard Marriott property at 655 Creekside Way, adopting staff's recommendation to supersede a legacy 2007 planned development permit.
Daniel Fama, the city planner presenting the item, said the roughly 1.2-acre site is zoned planned development and the requested permit would allow reconstruction of the porte-cochere from a hip roof to a flat roof and a contemporary color update. "This is a public hearing to consider a site and architecture review permit for the Courtyard Marriott property located at 655 Creekside Way," Fama said during his presentation.
Architect Joe Matoni, speaking online for the applicant, told commissioners the proposal is largely a modernization: "It is as simple as it sounds," he said, and noted Marriott brand approval constraints that limited how much color and material changes could be made. Ownership representative Andy Simpson joined the call and confirmed the application aligns with Marriott's brand direction.
Commissioners asked staff and the architect about visual impacts, the remaining hip roof over the entry, construction disruption and whether the color palette could be changed later. Matoni said the entry's cupola and interior renovations made replacing that specific roof element impractical; he suggested neutral paint treatments to reduce visibility. Staff said the commission could delegate limited color refinements to the director to avoid the applicant returning for minor paint tweaks.
After discussion the commission moved to adopt the resolution approving the site and architectural review permit (PLN2025-112). The motion passed by roll call vote.
The commission recorded the formal motion and roll-call approval; staff will process the implementing resolution and any required ministerial follow-ups with the applicant.
The applicant team thanked commissioners before the meeting moved to the next item.
