The Lewisville Zoning Board of Adjustment on the evening in question approved a height variance permitting a 42.6-foot single-family dwelling at 2513 Silver Table Bridal, 7.6 feet above the 35-foot limit for the Plan Development Town Estate zoning district. The request, for property owners Satish Aladala and Shanaaz Banonagpurwala (Case No. 26-03-2-ZBOA), passed on a unanimous vote after a public hearing with no public speakers.
Staff told the board that the variance was requested because of the lot’s topography: the lowest portion of the lot is roughly 11 feet below street grade, which staff said would require additional height to accommodate the proposed home. Staff also noted that several pre‑annexation homes in the Castle Hill Phase 3, Section C neighborhood already exceed the 35‑foot height limit and that an adjacent neighbor submitted a letter of support. "Staff recommends that the zoning board of adjustment approve the requested variance as presented," the staff member said.
Board members asked whether the proposal had been reviewed by the neighborhood’s architectural review/HOA process; staff confirmed the project had gone before the architectural review committee and indicated it had been approved. The chair opened the public hearing; no members of the public spoke. After the public hearing was closed, a motion to approve the variance was made and seconded and the motion passed unanimously.
The record lists the property as located in Castle Hill Phase 3, Section C, Block B, Lot 16, in the Plan Development Town Estate (PDTE) zoning district. The board did not record an individual vote tally by name in the minutes excerpted in the record. The matter concluded with staff and the board noting consistency with nearby residences; the board then moved on to announcements.
