Planning commission approves several special-use permits, elects new leadership; one item continued

- SUP 40-08/2025 — Vegas Gymnastics Academy (3650 W. Cheyenne Ave): Staff recommended approval for an indoor gymnastics facility proposed to occupy roughly 22,000 sq. ft. of an existing warehouse. Applicant Tony Lehi said there would be no exterior modifications and operating hours would be 8 a.m.–8 p.m.; commissioners supported the community benefit and the motion passed.
- SUP 45-20/2025 — Southwest Gas tap site (Northland Blvd): Staff recommended approval for a gas tap site that will connect a transmission line to the local distribution system and serve surrounding growth; the site will contain equipment (no full-time staff or buildings) on roughly 3.5 acres of a larger parcel. Applicant representatives described the importance of the connection for continuing development; one nearby resident, Levon Hankins, opposed the siting but the commission approved the permit.
- SUP 46-20/2025 — Diesel Core (3850 Loci Rd): Staff recommended approval of a salvage-yard use for drivetrain dismantling and component recovery, with conditions including site screening and landscape upgrades. Applicant representatives described employee training and environmental handling procedures, and commissioners voted to approve the permit.
- SUP 44-20/2025 — Smog check/DMV service (1570 W. Cheyenne Ave): This item had been continued from the Nov. 12 meeting. Staff recommended approval limited to smog checks and DMV services; the applicant confirmed agreement with staff conditions and the commission approved the SUP. Staff and commissioners clarified that any future repair or overnight storage uses would require additional approvals.
Continued: SUP 47-20/2025 (Ingolstadt auto salvage yard) drew multiple neighborhood objections about traffic, debris and proximity to Sedgwick Middle School and was continued for 30 days so the applicant and city staff can study access alternatives and mitigation measures; the commission set the return date for Jan. 14 at 5:30 p.m.
Other business: Staff warned of an email scam that targeted applicants and reminded applicants to use the official payment portal. Commissioner Guymon announced he is resigning from the commission and thanked staff and colleagues. The meeting adjourned after a second public forum produced no speakers.
