Committee hears progress on CMS renovation, Mountain Run, maintenance warehouse bids and other projects

Staff reported bids received for a maintenance warehouse and progress on projects including Culpeper Middle School phased renovation, Mountain Run site work and AT&T easement surveying, LVT flooring conversions at Sycamore and Farmington, CCHS well and irrigation, Pearl Sample parking improvements, and Emerald Hill HVAC engineering.
At the Jan. 21 Capital Planning Committee meeting, Mr. Robson and Dr. O’Brien provided a multi-project update covering work in construction, planning and bidding stages across the division.
They said bids have been received for a proposed maintenance warehouse and that plans are under review with the Town. At Mountain Run Elementary, staff reported rock extraction at the foundation and stormwater-management pond is ongoing; an OAC meeting is scheduled and an AT&T easement has been surveyed with protective measures identified while the access road and driveway are being redesigned.
Dr. O’Brien presented photos of the phased renovation at Culpeper Middle School, reporting that construction is occurring in an occupied building: interior demolition and Phase 2 abatement are nearing completion, new drainage and plumbing systems are being installed, and exterior addition work includes steel trusses and decking to create staging space. Board members asked about room configurations, office locations and a secure vestibule; staff explained design flexibility and circulation choices.
Staff also reported that quotes, colors and materials for LVT flooring conversions at Sycamore and Farmington have been finalized and that work is scheduled to begin at the end of the 2025–26 school year. The CCHS well and irrigation project for the practice field is advancing; a final quote for the well portion is pending because renovations affected the CMS power supply area. Additional parking planning at Pearl Sample and HVAC engineering at Emerald Hill are in progress. No final contract awards or additional budget approvals were reported during the meeting.
The committee set future meeting dates for follow-up; Mr. Deane was not present to provide a CIP update and Mr. Robson said there were no substantive changes to CIP figures since the prior presentation.
