Hammond also presented RP260002 (201 and 203 South Kate Street), which splits two addresses into separate lots. Because structures and lot dimensions predated current standards, several special exceptions (minimum lot width, lot area and front/side yard setbacks) will be required; staff said the city manager approved the proposal under the infill policy and staff recommended approval contingent on Board of Adjustment decisions.
Commissioners raised questions about right-of-way lines and surveyor data; staff said the city relies on licensed surveyors and closure reports, and identified the surveyor on these filings. After discussion commissioners moved to recommend approval of the replats to City Council with staff conditions.
What happens next: Both replats will be forwarded to City Council with staff conditions; special exception requests will be considered by the Board of Adjustment on April 13.
