The Fort Smith Board of Directors on Feb. 3 adopted an ordinance amending the master land use plan and rezoning several parcels in the 1500 block of North Greenwood Avenue and May Avenue to a planned‑zoning district.
Deputy City Administrator Maggie Rice told the board the project covers a little over one acre and would create two character areas: Character Area A to allow uses compatible with existing North Greenwood businesses, and Character Area B to allow more intensive automotive uses along May Avenue. She said a neighborhood meeting on Jan. 8 had no neighboring property owners in attendance and that the planning commission recommended approval 9–0.
There were no public commenters in favor or opposition at the planning commission hearing, and only one resident was present to answer questions during the council meeting; the board convened, and the ordinance, with suspension of rules and the emergency clause, passed unanimously (7–0).
The planned‑zoning district approval allows the applicant to move forward with site design under the new character‑area framework; staff will monitor implementation for compatibility with nearby land uses.
