The Lakeville Zoning Board of Appeals on March 26 approved a special permit for a warehouse/cold-storage addition at 234 Kenneth Welch Drive, presented by attorney Michael O'Shaughnessy on behalf of Campanelli.
O’Shaughnessy said the proposal would add roughly 25,000–29,400 square feet to the rear of an existing pre‑existing nonconforming building on a 10‑acre lot. He said the roofline and visible profile from the street would remain unchanged and that the increased height reflected topography rather than a new roofline. The applicant proposed three additional parking spaces and said the current employee count is small, so parking demand is not expected to increase materially.
The board voted to approve the special permit subject to final planning-board and conservation-commission signoffs and standard conditions required by site-plan review.
Next steps: The decision is conditioned on planning and conservation reviews; the applicant and contractor will proceed with those reviews and return to staff as required.
