True Homes PD rezoning deferred after conservation group raises concerns about adjacent forest

The Planning Commission deferred rezoning request RR948 from Red Pill Land Holdings LLC (applicant True Homes) after the applicant asked for more time to work with staff, and following public comment from a conservation representative who raised environmental concerns.

Planning staff said the applicant requested deferral to revise materials and address staff comments; Preston Busby, representing True Homes, told the commission the team planned to update the application and return for the next agenda. "Our plan right now is to defer this, update it, work with staff, and be on the next agenda item," Busby said.

Matt Johnson, representing the Autobahn Society and the Francis Beidler Forest, spoke during public comment to emphasize the conservation value of the adjacent forest and to list concerns including runoff, sedimentation, pollutants, trespassing, dumping and insufficient buffers. "This particular property...we have concerns about runoff, sedimentation, pollutants, trespassing, dumping," Johnson said, urging that public comments be addressed.

Commissioners discussed the appropriate deferral timeframe and ultimately moved to defer the item until the applicant returns to staff ready for the agenda, with a commission member suggesting a 90‑day guideline; the motion to defer passed.

The deferral requires the applicant to work with staff on revisions and to address public comments and environmental concerns before the commission takes the rezoning up again.
