The commission approved subdivision case S260006, a two-lot combination involving parcels adjacent to Cooper Drive and Pecan Street in Warrior, after resident Joel Kimbre said the proposal "was kinda news to us" and asked whether the parcels lay in the city of Warrior. Chairman Ken Lowery explained the parcels are county jurisdiction "islands" inside the city. Mayor Keith Mosley, who lives nearby, confirmed he owns five lots on Cooper Drive and said the change matches prior rezoning approvals.
Commissioners also approved S260008 (a three-lot subdivision at 8100 Rouse Road), S260009 (a two-lot subdivision at Bob Bridal Road; the commission granted a waiver of the one-acre minimum for Lot 2 and an exception to permit Lot 2 to be recorded without direct road frontage), and S260010, which the commission approved subject to correcting the record address from "5020 Bluff Creek Road" to "5020 Bluff Creek Ridge, Adamsville," as noted by Nicholas Hollis, the applicant's husband.
On land-use and zoning matters, the commission approved a land-use amendment and companion rezoning (LUA2026-001 and Z260003) to bring an existing mobile-home park at 4340 Pinson Valley Parkway into compliance by changing the future land-use designation and rezoning to R-5B. Staff recommended approval, noting the parcel's proximity to two other mobile-home parks. "Staff is recommending approval of the zoning, pending the amendment of the future land use from employment civic center to agriculture and rural," staff member Connie said during the presentation.
The commission also approved a land-use plan amendment and rezoning (LUA2026-002 and Z260005) for 9760 15th Street Road in Hueytown to allow expansion of climate-controlled mini-storage, after applicant representative Jimmy Hooper said the plan was "just mini storage" and described two entrances and a holding-pond area on the north end. Commissioners discussed limiting allowable uses; the adopted motion approved the rezoning with language limiting uses consistent with mini-storage and existing commercial allowances.
Finally, the commission approved Z260006 to remove split zoning at 1835 Warrior Jasper Road, consolidating most of the parcel to A-1 agricultural and preserving an institutional lot to be donated to a nearby church. Staff explained the applicant's plan to resurvey into lots for a home and for sale.
All recorded actions in the meeting passed by voice vote with no recorded opposition. The commission adjourned at the close of business.
