Hampshire board OKs annexation and rezoning for Ziegler Land at US‑20/I‑90

The Village of Hampshire on Dec. 5 approved two ordinances to annex and rezone the property known in the packet as the Ziegler Land, located at the southeast corner of U.S. Route 20 and Interstate 90.

Village staff told trustees the Planning and Zoning Commission recommended the annexation and map amendment by a 4‑0 vote. Trustees asked staff to confirm county references in the ordinance language because a portion of the site lies in Kane County and the title of the ordinance referenced both Kane and McHenry counties; staff confirmed the property is located in unincorporated Kane County and that the ordaining clause references both counties.

After the brief clarification, a motion to approve Ordinance 0‑24‑42 (annexation) and Ordinance 0‑24‑43 (rezoning from E‑1 to M‑2) was made and passed on a roll call vote of 6‑0.

The rezoning to M‑2 was discussed in the context of potential future uses that could include warehousing and trucking; staff said the M‑2 district allows those uses and that the planning documents include a map showing the site location. Village leaders said the rezoning will allow the village to regulate site uses through zoning reviews and special permits where needed.

The board did not attach additional conditions to the ordinances at the meeting. Trustees and staff thanked the applicant and planning commission members for their work on the review and recommendation.

The ordinances take effect according to the terms in the ordinance language and village code.
