Commission tables RapidMed zoning amendment until Little Joe's hydrant is installed

The Planning & Zoning Commission voted to table a requested amendment to Ordinance 2019‑11 that would remove a condition requiring a south vehicular access connection for the RapidMed site on Cook Street. Staff and the Denton County ESD told commissioners that removal of the access condition would be appropriate only if Little Joe's obtains an on‑site fire hydrant; public commenters and commissioners agreed that removing both access and water supply concurrently would leave neighboring properties with inadequate fire access.
Public commenter Steven Shannon urged the commission not to remove access requirements before confirming a hydrant is in place, noting the condition originally existed to provide cross‑connectivity for fire protection. Staff explained the RapidMed site has its own hydrant but Little Joe's currently lacks an on‑site hydrant after neighboring layout changes. The commission motioned to table the RapidMed amendment until the hydrant at Little Joe's is installed; the motion passed 6–0.
