Jim Anacarico of Cronin Engineering (speaker 8) presented the resubmitted materials, saying the team had reduced outstanding items to three minor engineering concerns (drainage sump details, fence/limited disturbance line adjustments and roof/footing drainage details) and planned to hire an arborist to prepare the required tree report. He said the plan shows preservation of one large front-lot pine and additional plantings along property lines for screening.
Planning staff and the consulting engineer (Anthony) asked the applicant to confirm height compliance with the specific zoning table (300-35-d(8) and table B7), supply a contextual analysis for neighboring structures within 200 feet, and provide locations for exterior lighting (cut sheets plus placement on plans) to ensure dark-skies compliance. Staff recommended that the proposed replanting plan be sent to the village arborist given the proposed removal of approximately 60 trees.
Neighbors’ counsel Kristen Wilson, representing the two most-impacted neighbors, said many concerns have been mitigated but requested species diversity in replacement plantings and stronger dust mitigation during construction; she noted the applicant had agreed to a higher temporary construction fence to help protect the neighbor’s pool area during construction. The applicant committed to add dust-control fencing and finalize the replanting plan.
Given those outstanding submittals — notably the arborist tree report, lighting placement and final height documentation — the board moved to continue the public hearing to the board’s next meeting (May 7, 2026) so staff can review the additional materials and the village arborist can comment.
