Council approves EastGroup special exception and variance to allow two warehouses on 6.8-acre site

The Miami Gardens City Council approved a special-exception use and variance on March 11 permitting EastGroup Properties LP to develop two Class A warehouses on a 6.8-acre site in the Entertainment Overlay District.
Planning staff presented the proposal and said the total site is 6.8 gross acres and that the applicant proposes two 57,600-square-foot warehouses (115,200 square feet total) with approximately 11,200 square feet of accessory office use and 161 parking spaces. Staff concluded the request generally satisfies criteria for special exceptions and variances and recommended approval.
Director of planning and zoning Reggie White described the site as compatible with nearby commerce parks and noted it sits near the Turnpike rather than along the city’s primary commercial corridor, where entertainment uses are prioritized. "The applicant proposes to develop the property with 2 class a warehouses...Each is 57,600 square feet," White said.
Council discussed the large reduction from a longstanding 40-acre threshold for warehouse use and asked staff to confirm setback, circulation and FDOT/right-of-way requirements; staff said the project meets setback and circulation standards and must adhere to applicable state standards.
The council approved the special exception and variance by a 5–1 roll-call vote; Councilwoman Linda Julian cast the lone no vote. No public commenters spoke on the item.
