The Miami Gardens City Council on March 11 approved a zoning text amendment to clarify standards for accessory structures such as utility sheds and pergolas, a change staff said will help residents—particularly townhome owners—gain predictable permitting without changing size limits.
Reggie White, director of planning and zoning, told the council the amendment adjusts placement and setback language so plan reviewers and residents share a consistent interpretation. "Currently, some of our standards kinda limit the ability for them to use their backyard," he said, describing a 10-foot setback that had prevented some homeowners from installing simple utility sheds.
White said the amendment does not change the minimum or maximum size requirements for sheds but eases placement rules so smaller properties can qualify for accessory structures without seeking variances. Councilmembers asked technical questions about whether the changes would create new bulk or compatibility issues; staff replied that setback and other standards remain and that new right-of-way and FDOT requirements apply where relevant.
The council approved the amendment by roll call, 6–0. Staff will implement the updated development standards and update permitting guidance to reflect the clarified placement rules.
