The Wilson County Commission on March 16 approved a land‑use plan amendment and rezoning for Parcel 35.14, located at 3503 Murfreesboro Road, moving the property from A‑1 agricultural and low‑density residential designations to C‑3 highway commercial and high‑intensity commercial land use.
Neighbor Diane Jornell, who said she lives at 3571 Murfreesboro Road, told the commission the site is already surrounded by commercial and industrial uses and urged approval. "We're three doors down from the recycle center… next door I am rezoned Commercial C‑3," Jornell said in support of the applicant.
Owner David Ussery said he was present to answer questions about the plans for the property but did not provide a detailed use table during public comment. Planning staff presented the application and noted the parcel had been forwarded from the Wilson County Planning Commission with a positive recommendation after a Sept. 19, 2025 hearing; staff nevertheless recommended denial based on the county’s 2006 master gateway plan, which does not designate that segment of the SR‑231 corridor for commercial use.
Commissioner Evans moved to deny the rezoning, citing significant community concern and the staff recommendation. The motion to deny failed on a roll call recorded as 6 yes, 18 no. A subsequent motion to approve passed, recorded as 18 yes, 6 no, and the rezoning was adopted.
Planning staff said the land‑use plan work will continue: finalized edits will go to GNRC for corrections and the commission will hold work sessions before a final vote on the updated plan.
The commission’s action changes the official zoning for the 4.66‑acre parcel at 3503 Murfreesboro Road to C‑3, allowing uses permitted under that district, and was taken after public comment, staff presentation, and a divided commission vote. The county clerk recorded the vote totals in the meeting minutes.
