The council awarded the water contract to Fuerza Construction in the amount of $870,900 and authorized a 10% contingency of $87,090 for change orders.
City Hall HVAC replacement: Staff then presented the HVAC replacement and associated scope for City Hall (Project PD‑2615), funded with ARPA dollars. The original, broader roofing and HVAC scope was pared to prioritize HVAC; staff expects the roof work to follow. Council questioned whether installing new rooftop HVAC before completing the roof risked re‑work and whether the ARPA expenditure timeline could be met. Staff and the project manager said units are available, preconstruction will begin quickly, and the roofing project will be scheduled to follow.
Council approved the HVAC contract to Simcoe Mechanical Inc. for $898,240 and authorized a 10% contingency ($89,824). Members asked staff to monitor contractor performance closely on public‑facing work and to return figures on prior repair expenses for the water community.
Next steps and oversight: Both contracts include standard public‑works compliance checks (licenses, DIR registration, references). Staff committed to returning with further documentation on past repairs and to closely supervise construction to maintain pedestrian and community safety during night and day operations.
