At the March 11 session, the board revisited the Woods Subdivision proposal, which subdivides an existing parcel into three lots. Committee members reported the applicant added a turnout for emergency vehicles after earlier concern but still needs to obtain easements from both the town and the village for a common driveway that will serve Lot 2.
A planning-board reviewer told colleagues the parcel is complicated by wetlands that prevent widening the driveway; as a result, some access options would require easements or reconfiguration of Lot 2’s frontage. The board noted the developer must resolve village and town zoning interfaces before the planning board can sign off on final plats and emphasized the need for a road-maintenance agreement between lot owners to govern the private shared drive.
No vote was taken. Members said they were generally satisfied with updates to the emergency access detail but reiterated that any significant layout change would require new environmental review and coordination with zoning and village authorities.
