Board of Adjustment approves three residential variances; generator allowed with required screening

The Springfield Township Board of Adjustment approved three residential variance applications during its regular meeting following the reorganization session.
At 16 North Orange Avenue (application 2025-23) applicant Nicholas DeGidio requested relief for a front-door portico that will extend approximately six inches into the front-yard setback, a soffit three inches into the setback above the garage, and post-facto relief for an existing patio that increased lot coverage to about 46 percent. DeGidio said he submitted calculations for dry wells and the township engineer confirmed the drainage proposal provides the necessary mitigation. A board member described the front-yard encroachment as de minimis and, after a motion and second, the board granted the variances by roll-call vote.
At 37 Kotler Avenue (application 2025-2537) Stephen Tetamanti sought front- and side-yard variances to raise a one-story nonconforming house to create additional bedrooms on a new second floor. Tetamanti said the project preserves existing water flow and the board treated the request as a vertical expansion of a nonconforming structure. The board voted to grant the requested relief.
On Morrison Road (application 2025-2670) resident Fabio Crespi sought a setback variance to install a standby generator on a corner lot. Crespi described placement constraints and said the unit is about 22 kilowatts. Board members required the generator to be screened from public view under the ordinance (vegetative screening or a low fence that does not require a separate variance), discussed clearances from openings and property lines, and confirmed the applicant may later move or modify screening and return for additional relief if needed. With the screening condition, the board approved the variance by roll-call vote.
All three approvals were accompanied by roll-call votes recorded on the record; members noted capacity, drainage mitigation, and ordinance screening requirements as relevant conditions.
