Board members were briefed on several upcoming planning matters, including a state‑required Land Development Regulation (LDR) code change expected on the next agenda and active private development in the city.
A board member described a planned 11,200‑square‑foot office/warehouse on the west side of County Road 561 north of the 44448 intersection, and said pre‑construction work had begun. "We have an office warehouse that's 11,200 square feet that's going up on the west side of County Road 561 and north of the 44448 Intersection," the member reported, and advised the board to consult updated residential and commercial growth maps on the city website.
Members discussed recent clearing across from the Dollar General site on U.S. 441 near Dead River. One board member noted that the clearing appeared to be limited to survey work and underbrush removal but suggested sending code enforcement to verify whether work is permitted and whether a pre‑application meeting has occurred. Concerns were also raised about older trailers on Mansfield that may be structurally unsound and whether those sites hold valid permits.
At the meeting members introduced and welcomed James Fry as the new city planner. Fry said he recently worked for the county and looked forward to joining the city's planning staff. "I'm happy to be a part of the city here. Came from the county just down the street," Fry said.
The chair also recapped a recent expedited zoning meeting for property north on U.S. 441 at the former Dead River marina, where applicants received mixed‑use zoning; staff said they expect to receive pre‑application plans but that no pre‑application meeting had been scheduled yet.
Board members indicated the next meeting could include the LDR code change, a variance and a vacation request, and they encouraged members to prepare for a fuller agenda.
