City approves conditional use to allow outdoor vehicle storage at 2950 NW 17th Terrace

The Oakland Park City Commission voted unanimously on Dec. 3 to approve a conditional use (CD25‑13CU) allowing outdoor storage ancillary to an existing 3,542‑square‑foot warehouse at 2950 Northwest 17th Terrace, subject to conditions negotiated by staff and the commission.
Sierra Marrero, director of engineering and community development, said planning staff and the planning and zoning board recommended approval with two conditions: a unity‑of‑title requirement before a building permit and a prohibition on storing salvage, junk or recycled materials outside. "This application is consistent with the industrial land‑use context and staff has recommended the conditional use with two conditions," Marrero said.
Attorney Matthew Scott, representing the applicant (2950 Northwest 17th Terrace LLC), described site improvements including landscape buffering, fencing, and 24 new trees; he told the commission the applicant accepts the two staff conditions. Scott said the property has historically been an industrial lot and the proposed outdoor storage would be limited to vehicles associated with warehouse or limousine operations.
Commissioners asked about overflow parking, public‑way unloading, security and whether the approved use would run with the property. Matthew Scott said street parking would remain prohibited and that the permitting and site‑plan review process will limit the number of vehicles stored on site. On security he said the plan includes security cameras and fencing and staff confirmed coordination with local law enforcement.
During debate Commissioner Lonergan moved approval; Vice Mayor Gordon seconded. The commission amended the motion to add an additional condition limiting outside storage to motor vehicles—"automobiles, vans and trucks"—and to prohibit large tractor‑trailers by restricting trucks to two axles. The amendment and the final conditional‑use approval passed on a unanimous roll call.
