Commission approves three small-lot rezoning requests on second reading

The City Commission on March 4 adopted three ordinances on second reading to amend the zoning map for small parcels in the Orange Grove area. Assistant City Manager Sierra Marrero presented the items, explaining that each application proposed changing the zoning classification from PCC-2 (Planned Business Center District) to R-1 (Single-Family Residential) to allow construction of single-family homes.
Staff said each application had neighborhood participation meetings (dates cited in the staff presentation) and was found by the Development Review Committee and Planning & Zoning Board to be consistent with zoning standards and the City’s Comprehensive Plan 2045. For the 2981 NW 29th Terrace property (CD25-10), and the two companion parcels on the 2900 block of NW 29th Street (CD23-03RZ and CD23-02RZ), commissioners moved, seconded and approved each ordinance on second reading by roll call. The recorded roll-call votes were unanimous: Commissioner Lonergan — yes; Vice Mayor Gordon — yes; Commissioner Newbold — yes; Commissioner Budhoo — yes; Mayor — yes.
Commission discussion on these items was brief; no members of the public spoke for or against these specific rezoning applications during the advertised public hearings. City staff and the applicants were available to answer questions at the dais.
Outcome: Three rezoning ordinances were adopted on second reading; staff will proceed with the ministerial steps required to update the zoning map and related records.
