Council grants variance to allow home generator pad at Gulf Shore Boulevard house

Naples City Council on Jan. 21 voted to grant a variance allowing a generator equipment platform to encroach into the secondary front yard at 875 Gulf Shore Boulevard South.

Property owner Gregory Lampert told the council that repeated storm damage and frequent power outages have made a permanently installed generator a safety necessity for his household, which often hosts elderly and young family members. Lampert said the home sustained flood damage during recent hurricanes and that a fixed generator would provide resilience for family and guests.

Planning staff recommended approval with conditions after the Planning Advisory Board recommended the petition 5–2. Staff noted the equipment pad was installed before a 2006 code change that later disallowed yard encroachments for mechanical equipment; staff proposed conditions including landscape screening, a signed as‑built survey and noise‑mitigation mechanisms.

The council discussed the narrow scope of the variance, the availability of alternative locations on the property, and enforcement of noise and safety measures. Council approved the variance by roll call; the transcript records a majority in favor (roll call recorded seven yes votes and one no). Conditions included plant screening, as‑built survey and installation of mechanisms to mitigate noise emissions. Building permits and inspection remain required before installation.

The council also noted it will examine broader generator policies in an April workshop to consider code adjustments for future, similar requests.
