The Wauwatosa Plan Commission unanimously approved a certified survey map Dec. 8 to consolidate two parcels at the southwest corner of Bluemound Road and Homewood Avenue. The consolidation would combine the larger motel/school parcel with a smaller commercial parcel at 11919 West Bluemound Road; the applicant on the notice was listed as John Vassallo.
Planning staff explained that the map would create a single larger parcel in the general commercial zone to facilitate potential future multifamily development, but emphasized that no building plans were before the commission at this meeting. The chair reiterated the commission considered only the parcel consolidation that night.
Resident Leo Bernadowski, who said he owns a house on Cathedral Avenue, spoke during public comment after receiving a mailed notice. He asked whether the proposed consolidation would affect his property and whether the notice had come from Mr. Pignon or the city. Staff confirmed the city mailed the notice and explained that the city notifies all property owners within 200 feet of a proposed zoning action, as required by state law, and that Bernadowski's property was not being combined as part of the map under consideration.
A motion to approve the certified survey map subject to the conditions in the staff report was made, seconded and passed unanimously. The commission's approval formalizes the parcel boundary consolidation on the record; any future development proposals on the consolidated parcel would require separate review and approvals.
