The New York City Historical Architectural Review Board on March 12 approved exterior renovation plans for 245 East Poplar Street and allowed the applicant to retain the existing front aluminum siding rather than replace it with Hardie siding.
Rick Schmeling of the lead development group said the property was stabilized and a full renovation is now planned. He asked to keep the continuous aluminum siding on the front elevation because it ties into adjacent units and removing it would require work on those neighboring properties. "We are in an agreement with the redevelopment authority to renovate this building," Schmeling said. "We're looking to maintain the existing aluminum siding that is there."
Board members said they frequently allow vinyl on rear elevations and that, given the existing condition on the block, maintaining the front aluminum siding and allowing composite windows wrapped in aluminum was acceptable. A motion to approve the application as submitted with an amendment to maintain front aluminum siding passed unanimously; the board also authorized aluminum wrapping for composite windows at the front and allowed vinyl on the rear where it is not prominently visible.
The board asked staff to review final wrapping and window details to ensure the front retains a coherent appearance with adjacent units.
