Commission approves small graphic-area variance for Rand Avenue apartment sign
Summary
The Graphics Commission approved a minor variance (0.15 sq ft over the limit) to permit a slightly larger identification sign at a Rand Avenue apartment complex, with approval contingent on a forthcoming Board of Zoning Adjustment decision about location/clear-vision issues.

The City of Columbus Graphics Commission voted to approve application GC25-058 on March 17, 2026, allowing a negligible increase in the graphic area of an apartment-complex identification sign on Rand Avenue, subject to the Board of Zoning Adjustment’s review for location-related issues.
Staff described the 5.7-acre site at Rand Avenue and Livingston Avenue and said the applicant seeks to replace an existing apartment identification sign and requests an increase in the graphic area from the 24-square-foot limit to 24.15 square feet. Staff and the Mid East Area Commission recommended approval, noting the proposed change is minor and will not negatively affect the surrounding area; staff also said the proposal must go to the Board of Zoning Adjustment because of a clear-vision-triangle location issue.
Applicant Eric Steele presented the numeric details, saying the proposed sign height is 5.42 feet and the graphic area is 24.15 square feet, which he described as “off by 0.15” compared with the code maximum. He argued granting the variance would not be injurious to neighboring properties or contrary to the graphics code’s intent.
Commissioners adopted the finding of facts and then approved application GC25-058. Several commissioners noted the commission’s approval is contingent on the Board of Zoning Adjustment resolving the site-location/clear-vision-triangle matter next week.
